About this plan
A 28 by 46 foot A-frame, 1,400 square feet with three bedrooms and two bathrooms: 1,025 square feet on the ground floor and a 375 square foot loft above. The roof reaches 29 feet 3 inches. The full set of 28x46 large a-frame cabin plans downloads straight after payment.
An A-frame at full house scale
Twenty-nine feet of roof height is what separates this from a cabin. The gable end is tall enough to glaze as a genuine wall of glass, and the internal volume runs the full height of the building rather than being interrupted by a ceiling.
The ground floor is held at eight feet, so the bedrooms and bathrooms are normal rooms rather than spaces squeezed under a slope. That is the hardest thing to achieve in an A-frame and the reason the footprint is 46 feet deep.
The loft
At 375 square feet, the loft is a floor rather than a platform. It looks down into the double-height space and has room for sleeping and sitting both.
Structure and foundation
The roof is rated to 95 pounds per square foot of snow load, which the steep pitch helps considerably with, since most of it slides off before it can accumulate.
Drawn for concrete piers, which suit sloping or wooded ground and keep excavation to a minimum. There is both a deck and a patio.

The download is a full construction set: dimensioned floor plans for each level, exterior elevations on all four sides, building sections and construction details, a foundation plan with floor, wall and roof framing layouts, an electrical layout, window and door schedules, and a roof plan with pitch and overhang dimensions. Permit requirements depend on your location, site and proposed construction. Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
