About this plan

An Adirondack house, 30 by 46 feet, 1,380 square feet over two levels with three bedrooms and three bathrooms. Living and kitchen vault to 17 feet, and there is a 270 square foot loft above. The adirondack house plans arrive as a PDF plan set.

The separate master entrance

The master bedroom has its own entrance from outside. That single door changes what the house can do: it lets the master be used as a rental or a guest suite without anyone crossing the main living space, and it gives you a private route in and out at any hour.

Very few plans at this size draw one, and it cannot sensibly be added later without reworking the elevation.

Vaulted living, porches both ends

The 17 foot vault runs over both the living area and the kitchen rather than stopping at the kitchen wall, so the two read as one space. Covered porches run front and rear, giving a sheltered side whichever way the weather comes from.

The maximum height is 22 feet 6 inches.

The basement

Slab, crawl space and basement foundations are all drawn. The basement option adds a further 1,380 square feet, doubling the floor area of the house for the cost of excavation and walls.

Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
