These Terms of Service apply to purchases made through planbarn.com, operated by PlanBarn LLC (“PlanBarn”, “we”, “us” or “our”).

Please read these terms, our Shipping & Delivery Policy, Returns & Refunds Policy and the applicable product description before purchasing. You may save or print these documents for your records.

2. Our products

We sell house-plan packages supplied as digital downloads, as specified on each product page.

The selected package determines the files and licence included in your purchase. Editable CAD files and modifications are included only where expressly stated.

You are purchasing plans and the stated usage licence—not a completed building, land, construction materials or building services.

Architectural renderings are illustrative. Furniture, landscaping, finishes and other visual features are included in the purchased documents only where expressly listed.

3. Placing an order

You must have the legal capacity to enter into a binding contract. If ordering for a business or another person, you must have authority to act on their behalf.

Before paying, review your selected plan, package, contact details and total price. You are responsible for providing accurate information.

Your order is accepted when we send an email expressly confirming acceptance or begin supplying the purchased product, whichever happens first. An automated acknowledgement of receipt alone does not constitute acceptance unless it expressly says so.

If we cannot accept or fulfil an order, we will explain why and promptly refund any payment taken for the unfulfilled purchase.

4. Prices and payment

Prices are displayed in US dollars (USD) unless another currency is expressly shown.

The checkout displays the amount payable to us, including applicable taxes collected by us, before you confirm payment.

Payment is processed through the payment methods available at checkout. Your bank may apply currency-conversion or other charges under its agreement with you.

Optional upgrades and additional services require your agreement. A standard plan purchase does not create a subscription.

Prices may change for future purchases. Changes do not alter the price of an accepted order.

If we discover a material pricing or product-description error affecting your order, we will contact you to explain it and agree an appropriate resolution. We will not charge an increased price or substitute a materially different product without your agreement.

5. Digital delivery

Standard digital files are normally available after successful payment confirmation. Delivery arrangements and any different timeframe are stated before purchase.

You need internet access and compatible software to download and use the selected files. PDF-reader software, CAD software and printing services are not included unless expressly stated.

Where required by applicable law, we obtain your express consent to begin digital supply during the cancellation period and your acknowledgement that the change-of-mind cancellation right ends when supply begins.

Accepting these general terms does not, by itself, replace that separate consent. Your rights concerning faulty, missing or misdescribed content remain unaffected.

6. Plan licence and permitted use

Unless different licence terms are clearly disclosed before purchase, each purchased plan includes a single-build licence, allowing construction of the design once for yourself or one client.

For that licensed project, you may:

Download and retain the purchased files.
Print the copies reasonably needed for the project.
Share necessary copies with your builder, contractors, architect, engineer, lender and permitting authority.
Arrange modifications permitted by the applicable plan licence.

Copies supplied to project participants must be used only for the licensed project.

You may not resell, publicly distribute, upload for general access or commercially republish the drawings. You may not use them to create competing plans for sale or construct additional buildings without the necessary additional licence.

Purchasing a CAD upgrade does not itself grant additional building rights. Modifying a design does not remove its licence restrictions.

Copyright remains with the relevant rights holder. Your purchase grants the specified usage rights rather than ownership of the copyright.

7. Local requirements and professional review

Plan contents vary. Review the specific sheet list, specifications, file formats and exclusions before buying.

Unless expressly included, a plan package does not provide site-specific engineering, professional stamps or seals, surveys, soil reports, energy calculations, planning approval or a building permit.

Requirements vary by location, site conditions and intended use. Before construction, arrange any review, adaptation and additional documentation required by your local authority and appropriately qualified professionals.

We do not guarantee approval in every jurisdiction. This does not excuse inaccurate product descriptions or remove our responsibility for express commitments made about a product.

Any construction-cost information is an estimate for general guidance, not a contractor’s quotation or a guarantee of your project cost.

8. Custom modifications

Custom work requires a separate written agreement identifying the scope, price, deliverables and estimated completion time.

Additional changes outside the agreed scope require your approval of any additional charge or revised timeframe before work proceeds.

Where statutory service-cancellation rights apply, requests to start work during the cancellation period will be handled in accordance with those requirements. Mandatory rights concerning the quality of the service remain unaffected.

9. Cancellations, returns and refunds

Our Returns & Refunds Policy explains the conditions, procedures and timeframes for digital-content issues and refunds.

Digital cancellation rights may end when supply begins with the required express consent and acknowledgement. Rights concerning faulty or misdescribed content remain available.

10. Our responsibilities

We are responsible for supplying products that match their descriptions and meet applicable legal standards. Where we provide services, we will perform them with the care and skill required by law.

Nothing in these terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any liability that cannot lawfully be excluded.

These terms do not require you to waive mandatory consumer protections or lawful payment-dispute rights.

11. Website use and personal information

You must not use the website for unlawful activity, attempt unauthorised access, introduce malicious software or interfere with its operation.

You are responsible for safeguarding any account credentials and should notify us if you suspect unauthorised access.

Our Privacy Policy explains how we handle personal information. Acceptance of these terms does not constitute consent to optional marketing.

12. Questions and disputes

Please contact support@planbarn.com with your order number and a description of your concern. We will investigate and seek a fair resolution.

Contacting us does not prevent you from exercising statutory rights, using an available payment-provider dispute process or bringing a claim before a competent court.

Nothing in these terms deprives consumers of mandatory protections or court rights available under applicable law.

13. Changes to these terms

We may update these terms for future orders. The version provided when your order was accepted governs that purchase unless we agree a lawful change with you or a change is required by law.

If a provision is found unenforceable, the remaining provisions continue to apply to the extent legally permitted.
