What actually drives your cost
Four variables explain most of the spread between one build and the next.
Location
Regional labour rates and material logistics move the number more than any other single factor. Coastal and major metro areas commonly run 25 to 40 percent above nearby rural counties.
Size & Complexity
Square footage sets the baseline, but shape drives the rest. Multiple storeys, complex rooflines, bump-outs and vaulted spaces all add framing and labour hours.
Materials & Finish Level
The same floor plan can be built at two very different prices. Finish level is where budgets are won or lost, with high-end windows, flooring and stone adding $50 to $100 per square foot.
Market Conditions
Lumber pricing, subcontractor availability and permit backlogs all shift with the market. Build a 15 to 20 percent contingency into any early budget.
