The PDF Set is what your builder prices from, and you print as many copies as you need locally. CAD Files are for buyers who want their own architect or draftsperson editing the drawings; CAD availability varies by plan, so email us to confirm it exists for yours.

Keep your confirmation email: it contains your download link, and you can print as many copies as you need. If you lose it, email us your order number and we will resend it. If you later want editable drawings, buy the CAD upgrade for that plan from the CAD upgrade page using your order number.

All major credit and debit cards through our secure checkout. Your card details are handled by the payment processor and never stored on our servers.

Often, yes. Common requests include mirroring the layout, resizing rooms, changing the foundation type, adding a garage bay and adjusting elevations, but what is possible depends on the plan. Ask for a free quote and we will confirm. See the Plan Modifications page for how it works.

It depends on the change and the size of the house, so every modification is quoted individually in writing. Quotes are free with no obligation, and we aim to reply within two business days.

Each written quote gives an estimated completion time for that job. The estimate starts once you approve the quote, we have the information the work depends on, and any payment set out in the quote has been received. Changes to the scope, or waiting for your review, extend it.

Yes. Where editable CAD files exist for the plan, the CAD Files package gives your architect or draftsperson drawings to work from; email us first to confirm availability. Your single-build licence still applies to the modified design.

The plan set is a starting point for your application, not a guarantee of approval. Permit requirements depend on your location, site and proposed construction. Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Check with them before you buy.

It depends on your project and where you build. Some jurisdictions require a licensed engineer or architect to review, prepare or stamp parts of the application, particularly in high-wind, seismic or heavy-snow areas. Your building department can tell you what applies.

Typical sets include a cover sheet with general notes, a foundation plan, dimensioned floor plans, exterior elevations, building sections, a roof plan and electrical layouts. Contents vary by plan: check the specifications on the product page, and if the sheet list is not shown, email us and we will send it before you buy.

A standard purchase grants a single-build licence, covering one construction of the plan. If you are building multiples, for a spec development or a rental duplex portfolio, contact us for a multi-build licence.

Digital files cannot be physically returned. Where consumer cancellation rights apply, you can normally cancel within 14 days, unless you agreed for supply to begin immediately and acknowledged losing that right. If a file is faulty, missing content or not as described, we repair or replace it, and refund you where that is not possible. Full details are in our Returns and Refunds Policy.

Contact us promptly. We honour any cancellation rights that apply to your order. Where those rights no longer apply, an exchange can be considered individually, with any price difference agreed in advance.

Plans are supplied as construction drawings. They are not site-specific engineering, and local code, zoning and soil conditions remain the responsibility of the owner and builder.
