Framed 2x6 at 24 inches on centre

This is the specification worth paying attention to. Exterior walls are 2x6 rather than 2x4, framed at 24 inch centres instead of 16.

Deeper walls take substantially more insulation, so the house holds heat better for the whole of its life. Wider stud spacing uses fewer studs, and because timber conducts heat far better than insulation does, fewer studs means fewer cold bridges through the wall as well as a smaller lumber bill. It is the framing approach that building science has pointed to for decades, and most plans at this price still do not draw it.

The loft master suite

The entire upper floor is the master suite rather than a bedroom sharing the level with others. On a 32 foot square footprint that is a large private space, and it leaves both remaining bedrooms downstairs together, which suits children or guests.

Outside and foundation

Patios front and back, and large windows throughout. The roof is rated to 95 pounds per square foot of snow load.

Slab and crawl space foundations are both included in the set, so the choice stays open until your ground is surveyed.

Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
