Five ensuite bedrooms

Every one of the five bedrooms has its own bathroom. That is the specification that separates a genuinely large house from a merely big one, and it is the thing that stops a full household from queuing on a weekday morning. The half bathroom is for guests, so nobody is sent upstairs.

Living and entertaining

The great room vaults to 25 feet. There is a games room with a bar, a media room and a separate study, so the house has somewhere to be loud and somewhere to be quiet at the same time. That is the practical argument for square footage at this level.

The kitchen has a prep pantry, which is the working room behind the display kitchen, and the primary bathroom has a freestanding tub. A covered grill porch runs off the living area.

Foundation options

Drawn for either a slab or a full basement, with both included in the set. On a 100 by 57 foot footprint, a basement adds a very large amount of usable area for the cost of the excavation, so it is worth pricing both before you commit.

Before you build

Permit requirements depend on your location, site and proposed construction. Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer. Print as many copies as your builder and your permit application require.
