About this plan
A 30 by 46 foot cottage under a shallow shed roof, 1,380 square feet with three bedrooms and two bathrooms, plus a 145 square foot sleeping loft. These 30x46 shed roof house plans come as a complete PDF set.
A low ridge by design
The roof pitch is 3 in 12 and the ridge sits at 16 feet 7 inches. That is deliberately low. Height restrictions catch more self-builders than any other rule, particularly on rural lots with covenants and in areas with view protections, and a 16 foot 7 inch ridge clears almost all of them.
Inside, the single slope still gives you ceilings from eight feet up to fifteen feet six, so keeping the outside low costs nothing in the volume you actually experience.
How it is arranged
Three bedrooms and two bathrooms on the main level, with a 145 square foot sleeping loft above for a fourth berth or a quiet room. A large front deck runs along the tall elevation where the glazing is, and there is dedicated washer and dryer space.
Foundation options
Slab, pier and crawl space are all drawn and detailed. Which one is cheapest depends on frost depth and water table, so price all three locally before you commit.
