About this plan
A 35 foot square lake house, 1,675 square feet over two levels with three bedrooms and two bathrooms. The layout is mirrored, and a large patio runs off the living space. The full set of lake house plans downloads straight after payment.
The mirrored layout
A mirrored plan is symmetrical about its centre line, which on a lake lot is a practical advantage rather than a stylistic one. It means the house can be turned to face the water whichever side the water happens to be on, without redrawing anything or ending up with the kitchen window facing the view and the living room facing the road.
Symmetry also simplifies framing, since the two halves repeat.
Built for the view
Ceilings are nine feet throughout and the ridge reaches 26 feet 10 inches under a 10 in 12 gable. The second floor is 450 square feet, kept deliberately small so that most of the accommodation sits on the main level where the outlook is.
The large patio is the room you will use most between May and September.
Foundation
Drawn for a crawl space, which suits waterside ground: the floor stays clear of damp, and services remain reachable without breaking into concrete.

Permit requirements depend on your location, site and proposed construction. Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
