What a 3 in 12 lean-to does

A lean-to roof runs one way only, from a low wall to a high one. Inside, that turns into a ceiling that climbs from eight feet at one end to fifteen at the other, so the living space gets height and glazing at the tall end while the bedrooms stay at a sensible, easily heated eight feet.

It is also the cheapest roof to frame. No ridge, no valleys, no hips, and every rafter the same length.

Two bedrooms plus a loft

The loft sits above the bedroom end, under the high side of the roof. As a third sleeping space it takes the cabin from a couple to a family or a rental group; as an office or a snug it is the quiet room away from the main space.

Practicalities

There is a utility room with laundry in it, which at 864 square feet means the washing machine is not in the kitchen or the bathroom. A front deck is drawn as an option.

Slab, pier and crawl space foundations are all included.

Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
