About this plan

Hilltop Hideout is a 35 foot square house built over a basement, 1,675 square feet above ground with four bedrooms and three bathrooms. The first floor is 1,225 square feet and the second 450. These hillside house plans come as a complete PDF set.

Drawn for a hill

The basement can be built full or walkout, and on a sloping site the walkout is what makes this plan worth choosing. The lower level opens at grade on the downhill side with real windows and its own door, which turns 1,225 square feet of basement into habitable space rather than storage.

Count that in and the house is closer to 2,900 square feet of usable floor area, which is why four bedrooms and three bathrooms fit comfortably.

Proportions

Ceilings are nine feet rather than eight, and the build height is 26 feet 10 inches. On a hilltop, that height is what gives the upper floor its views.

The second floor is deliberately small at 450 square feet, keeping most of the accommodation on the main level and using the upper storey for a private room or two rather than a full floor plate.

Modifying it

An editable CAD file is available as an add-on, which is the cheaper route if you intend to make changes.

What you get

The download is a full construction set: dimensioned floor plans for each level, exterior elevations on all four sides, building sections and construction details, a foundation plan with floor, wall and roof framing layouts, an electrical layout, window and door schedules, and a roof plan with pitch and overhang dimensions. It arrives as a PDF once payment is confirmed.

Before you build

Permit requirements depend on your location, site and proposed construction. Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
