Mill Farm is a single-storey barn farmhouse just 22 feet deep and 80 feet long, holding 2,180 square feet with four bedrooms and two and a half bathrooms. The narrow section is what gives the great room daylight from both sides and 12 feet of glazing along its length.

The great room

Twelve feet of glazing on a dual-aspect room produces light you cannot get any other way in a single-storey house. The fireplace is suspended rather than built into a masonry chase, which keeps the sight line through the room unbroken and means the glazing does not have to stop for a chimney breast.

How the plan works

The bedrooms sit in their own wing, separated from the living space rather than opening off it. In a long, narrow house that separation is easy to achieve and worth a great deal, because sound travels the length of an open plan and stops at a wing.

There is a study nook built into the plan, a covered outdoor area, and a two-car garage.

Structure and foundation

Drawn for a slab foundation with footing details included. A 22 foot depth keeps roof and floor spans inside standard lumber lengths, which holds the framing cost down despite the length of the building.
