A sensible first build
1,200 square feet is the size most people should start at and fewer do. It is large enough for two people to live in permanently without compromise, small enough to build without financing that keeps you awake, and it sits comfortably below the footprint where framing costs start climbing.
How the plan works
Kitchen, dining and living share one open room. The primary bedroom has an ensuite bathroom and a walk-in closet, and the second bathroom serves the other bedroom and guests. There is a dedicated laundry room.
Porches at the front and the rear give you a shaded side and a sunny one at any hour, which on a rectangular building is worth more than one large porch on a single elevation.
