About this plan
A 22 by 26 foot garden cottage, 572 square feet on a single level with one bedroom and one bathroom. Nine foot ceilings, with the living space carried to double height. The full set of garden cottage plans downloads straight after payment.
Rated to 145 pounds per square foot
That is an exceptionally high snow load rating, roughly half as much again as the 95 psf that most cabin plans are drawn to. It means heavier rafters, closer spacing and stronger connections, all specified in the framing drawings.
If you are building at altitude, in the northern snow belt, or anywhere the roof has failed on a neighbouring building, this is the specification you want. It is not something you can add later without rebuilding the roof.
Everything on one floor
No loft, no ladder, no stairs. At 572 square feet the plan does not need them, and the double-height living space provides the volume a loft would otherwise have occupied.
A front patio extends the living area outdoors.
Ordinary materials
Standard materials throughout. Nothing here needs ordering in or waiting for, which keeps both the cost and the build time down.

Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
