About this plan

Long Creek is a 28 by 28 foot chalet, 1,025 square feet over two levels with three bedrooms and two bathrooms. The living space is double height, open to the sleeping loft above. The chalet house plans arrive as a PDF plan set.

A square footprint

Twenty-eight feet square is an efficient shape to build. A square encloses more floor area per foot of exterior wall than any rectangle, which means less foundation, less framing, less siding and less heat loss for the same interior space. On a small cabin those savings are a noticeable share of the budget.

How it is arranged

The double-height living area takes the volume at the centre, with large windows filling it. A sleeping loft looks into that space from above. Three bedrooms and two bathrooms fit around it, which is a good deal of accommodation for 1,025 square feet, and there is a washer and dryer hookup rather than an assumption you will manage without.

Roof and foundation

The roof is rated to 95 pounds per square foot of snow load, so this is a plan you can build in genuine winter country.

Slab and pier foundations are both drawn, and there is an optional basement. On a 28 by 28 footprint a basement very nearly doubles the floor area for the cost of digging and walls, so it is worth pricing.

The download is a full construction set: dimensioned floor plans for each level, exterior elevations on all four sides, building sections and construction details, a foundation plan with floor, wall and roof framing layouts, an electrical layout, window and door schedules, and a roof plan with pitch and overhang dimensions. Before you build

Permit requirements depend on your location, site and proposed construction. Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer. Print as many copies as your builder and your permit application require.
