Everything on one floor

Single storey is the right answer more often than plans admit. There are no stairs to fall down, no heat collecting uselessly at a ridge, no structure carrying a floor above it, and the whole house stays accessible for as long as you live in it. At 900 square feet in a square footprint, the plan needs no corridor to make it work.

Nine foot ceilings

Ceilings are nine feet rather than eight. On a single-storey build that extra foot is one course of framing and slightly taller sheathing, which is close to the cheapest improvement available, and it is what stops a 900 square foot cottage feeling low.

The attic

There is usable attic space above under the gable roof, reached for storage. The overall height stays at 15 feet 8 inches, which clears most restrictive height limits.

Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer.
