Exterior and interior renderings are illustrative. Furniture, landscaping and finishes are not part of the plan set unless listed.
These 50x30 house plans come as a complete PDF set. Oak Springs is a 1,500 square foot modern farmhouse on a 50 by 30 foot footprint, single storey, three bedrooms and two bathrooms. The 30 foot depth is deliberate: it keeps floor and roof spans inside standard lumber lengths, so you are not buying engineered members where dimensional timber will do the job.

An open plan core holds the kitchen, dining and living areas together at the centre of the house. The primary bedroom has an ensuite bathroom and a walk-in closet; the two secondary bedrooms share the second full bathroom.
There are two covered porches rather than one. The front porch handles the approach and the street side of the house. The rear grilling porch is the one you will actually live on, set up for cooking outdoors and reached from the kitchen.
A complete construction set, supplied as a PDF:
Permit requirements depend on your location, site and proposed construction. Your building department determines which drawings, calculations and professional approvals are required, and local review may identify changes needed to the plans. Some departments ask for an engineer’s stamp or a foundation designed around your own soil report; arrange these with a local engineer. Print as many copies as your builder and your permit application require.
If these 50x30 house plans are not quite the right size, browse every design in Farmhouse, or compare this one with Ranchline Modern Farmhouse, 34×48 and Lindenbarn Rustic American Barn.
