One door, sixteen feet wide

The opening is 16 feet wide by 7 feet high, taking one wide door instead of a pair. That is worth choosing deliberately. A single wide door has no centre post, so you can reverse a trailer, a boat or a wide vehicle in at an angle without lining it up first. It also costs less than two doors and leaves one opener to maintain instead of two.

The trade is that if the door fails, both bays are out of action. On a domestic garage that rarely matters.

Upstairs

576 square feet holds a one-bedroom apartment. At 24 feet square the floor plate is generous enough for a proper living area alongside the bedroom and bathroom, rather than the kitchen being pushed against a wall of the living room.

Modifying it
